Our beautiful house is situated on a hill above Sanremo and Ospedaletti with stunning views over the Mediterranean. You enjoy the sunrise in the sea in the east and sunset in the west, and with a marvellous panoramic view over the village Coldirodi.
The village Coldirodi, founded in the 1200's, has about 3500 inhabitants, belongs to Sanremo and is located after the motorway exit down to Sanremo. From the square in Coldirodi, (800 meters or 8 min. walking time from the house) you find regular buses to the beach and the centre of Sanremo. Distance to the sea 10 minutes by car, on foot 25-30 min. The village Coldirodi has 3 restaurants, 2 pizzerias, seven bars and three churches. The small village has everything you need from the grocery store, bakers, butchers, pharmacy, bank, ATM, etc. Coldirodi offers a nice boule which is complimentary. Coldirodi has no hotels or guesthouses. This means an authentic Italian village.
The house is only ca.50 minutes drive from Nice airport. Distance from the airport is about 50 km. The house is situated 3 km from the motorway exit to Sanremo.
Total living area is 170 m² divided on two floors with one apartment in each floor. On both floors there are large terraces. A terrace on the second floor of 100 m² and a terrace at the bottom of 60 m² are equipped with a pergola and barbecue. There are additional a terrace up in the south at 44 m with a kitchen entrance where you like to take the breakfast.
Separate is parking for three cars. Behind the parking lot (carport) is a lockable box 5.5 x 2.60 m an ideal storage space, or room for a small car. Beyond the box there is a water cistern which holds approx. 65 m3 for irrigation of fruit trees and flowers.
Below the house is an olive grove with 10 olive trees, and 5 fig trees. The plot is redeemed for a total of 2000m ². The Olive trees, gives every year about 45 liters of high quality olive oil of the best variety, type Taggiasche.
The kitchens in both upper and lower apartment come from the exclusive kitchen supplier "Scavolini" and is fully equipped with Electrolux fridge and freezer, Bosch dishwasher, gas stove and microwave. The upper apartment has a large bedroom 17m ² and an exclusive bathroom, living room and dining room to the kitchen and a studio. The living room has a fireplace (Jøtul)
Downstairs consists of a spacious kitchen 15m ² room with dining area, adjacent to a large living room 30m ². A separate bedroom 16m ², a cameretta with ventilation windows and a nice bathroom and a large storage room (which can be fitted to the living room). There is also a wine cellar 16m² furnished for 350 bottles of wine. Around the ground floor there is a 60 cm wide passage. In an extended surface of the aisle is a separate laundry basement with hot water boiler, electric switchboard, etc.
The house is well insulated and with 2-glass windows, fitted with solar panel. All rooms have individual floor heating. All floors have Italian tile, terra cotta color. The house and the ground have a sophisticated monitoring and alarm system
